April 5, 2014<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">1 I had to pay the welcome tax when I bought out my ex. <\/span><span style=\"vertical-align: inherit;\">Was it because it was a duplex?<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Normally when you buy out a spouse or a property is transferred from a parent to a child then you do not have any welcome tax to pay. <\/span><span style=\"vertical-align: inherit;\">You will have a $ 250 charge from the city for the transfer but that is all. <\/span><span style=\"vertical-align: inherit;\">It is the notaries responsibility to make sure they advise the city that it was a spouse that you are buying out or that it is a parent transferring. <\/span><span style=\"vertical-align: inherit;\">If they do not advise the city then you will have to pay tax. <\/span><span style=\"vertical-align: inherit;\">This is regardless of if it is a Duplex or a triplex or a condo.<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">2 It&#8217;s illegal, The tax assessment should be higher with an extra apartment even a bachelor<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Having a bachelor that is not registered is not illegal <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">provided that the revenues it generates are declared to the CRA and RQ. <\/span><span style=\"vertical-align: inherit;\">Municipal <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Tax assessments have nothing to do with the number of units in a property as a <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">matter of fact in some cases the more apartments you have the lower your <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">municipal assessment will be. <\/span><span style=\"vertical-align: inherit;\">You do however have to follow all of your municipality&#8217;s <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">rules and guidelines to make sure that all zoning bylaws are followed.<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">3 Do I have to pay the welcome tax again if I&#8217;m buying out <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">my ex?<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">As mentioned in above answer. <\/span><span style=\"vertical-align: inherit;\">No, however, please advise the notary <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">that you are buying out a spouse so that you do not accidentally get taxed,<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">4 Would like to know where to take the real estate classes <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">and how much?<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Real estate program can be taken at College Immobilier in Nuns Island <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">or College Lasalle in downtown Montreal. <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Costs are I believe around $ 3k but I could be wrong please verify with the <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">school.<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">5 Do you have to pay the welcome tax if you flip a house? <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span you must take this extra cost into account so that you <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">can properly calculate your cost of portion between<\/span><\/span><\/li>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">$ 50,001 &amp; $ 250,000<\/span><\/span><\/li>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Outside Montreal Island:<\/span><\/span>\n<ul>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">1.5% on the portion that exceeds $ 250,001<\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">In Montreal (Since January 26, 2010):<\/span><\/span>\n<ul>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">1.5% on the portion between $ 250,001 &amp; $ 500,000<\/span><\/span><\/li>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">2% on the portion between $ 500,001 &amp; $ 1,000,000<\/span><\/span><\/li>\n<li><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">2.5% on the portion that exceeds $ 1,000,001<\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">6 Due to the actual political reality in Montreal, how much the real estate market is down?<\/span><\/span><\/p>\n<p><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Despite all the political turmoil Montreal has gone through surprisingly the <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">market has been very stable. <\/span><span style=\"vertical-align: inherit;\">The Montreal <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">condo market has been impacted by the amount of inventory available to buyers. <\/span><span style=\"vertical-align: inherit;\">Moving <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">forward with a stable government in Montreal <\/span><\/span><br \/>\n<span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">we should see an increase in the market over the next couple of
