{"id":36119,"date":"2013-01-29T00:06:58","date_gmt":"2013-01-29T05:06:58","guid":{"rendered":"http:\/\/www.northeastmortgages.ca\/?p=36119"},"modified":"2021-06-04T17:53:07","modified_gmt":"2021-06-04T15:53:07","slug":"mike-holmes-magazine-on-mortgages-the-buying-process","status":"publish","type":"post","link":"https:\/\/www.nordest.ca\/blogue\/en\/mike-holmes-magazine-on-mortgages-the-buying-process\/","title":{"rendered":"Mike Holmes&#8217; magazine on mortgages &#038; the buying process"},"content":{"rendered":"<p>This past weekend I was reorganizing my chaotic office and came across an old issue of Mike Holmes&#8217; magazine.\u00a0In it, there was an interesting article about first-time buyers called\u00a0&#8220;The first time home buyer&#8217;s guide&#8221; published in the May 2011 edition.\u00a0In the article, Nathalie Rodriquez outlines a step-by-step process to\u00a0buying your first home. Some of the content jumps between content\u00a0relevant to Ontario residents and US citizens hence I have translated\u00a0the information into what is important in Quebec plus added my two\u00a0cents.<\/p>\n<p><strong>Save cash to build a down payment nest egg.<\/strong> Clearly, this shouldn&#8217;t be a surprise to anyone. We&#8217;ve discussed this issue on several radio shows and I&#8217;ve blogged about it.<\/p>\n<p><strong>Get a pre-approval letter.<\/strong> I agree a pre-approval is\u00a0critical as it is an initial review of your finances, credit and\u00a0ideally creates a proper budget for buying that first property.<\/p>\n<ul>\n<li>(A) All banks and mortgage insurers in Canada base their income to debt ratio based on your &#8220;total debt service ratio&#8221; or TDS.\u00a0The TDS accounts for your gross declared income and takes a walk into\u00a0the future by accounting for annual future mortgage payments, property<br \/>\ntaxes, home heating, and all outstanding debts. In short, between 42-44%\u00a0of your gross income can be diverted to managing these total debts.\u00a0Clearly, the TDS calculation does not account for all household debt and other personal obligations. I like how the article emphasizes other\u00a0debts and obligations but also future anticipated debts. This is<br \/>\nsomething I always try to explain and drive home to clients that are<br \/>\nlooking to buy. Buying has to make sense now but also in the future.<\/li>\n<li>(B) Another great point the article mentions is that if you have a<br \/>\npre-approval with a bank you are not obligated to stick with them. The<br \/>\nonly time pre-approval becomes binding is when your mortgage actually\u00a0becomes notarized. Something not mentioned is that even if you&#8217;ve signed for the mortgage in-branch it isn&#8217;t binding yet either. I have a client\u00a0that went to &#8220;mortgage signing&#8221; at a branch and was so badly taken care\u00a0of that she walked out and we moved the mortgage to a virtual lender\u00a0that same day.<\/li>\n<li>(C) A pre-approval I will add also is very helpful in that any\u00a0problem areas such as credit, income taxes owed and filing your taxes\u00a0can be quickly identified and addressed. Nothing worse than being under a<br \/>\nfinancing deadline for a purchase and losing that dream house because\u00a0your paperwork wasn&#8217;t in order.\u00a0Work with a realtor and start house hunting. Find\u00a0the right realtor that genuinely works for you. Don&#8217;t be shy and\u00a0interview realtors if you must. Also, Buying your first time house is a\u00a0contact sport. In other words, get out there and see what you like and\u00a0don&#8217;t like. I also like how the article mentions shopping smart.\u00a0Do your homework on the property and area, i.e. drive past it during the\u00a0night, get a feel for the road traffic around, research the quality of\u00a0schools in the area, check out neighborhood websites. If any major\u00a0renovations have been completed why not research the permit history.<\/li>\n<\/ul>\n<p><strong>Order an inspection &amp; make an offer.<\/strong><br \/>\nA proper inspection can take 3 to 4 hours and you should have a report\u00a0in your hands within a few days. The report should outline any fixes,\u00a0current problems or even potential future problems. Rodriquez is correct\u00a0in that both lenders and insurer won&#8217;t provide a mortgage on a property\u00a0if there are major issues such as foundation concerns. Given my\u00a0experience, if your inspection report highlights major foundation issues\u00a0and you go back to the vendor to adjust the price, the bank will\u00a0probably see the price amendment and they could ask questions. Rodriquez\u00a0is not a fan of offering more than asking price. I agree\u00a0that this could go against your pre-approval and all prior budgeting.\u00a0Second, don&#8217;t feel pressured by anyone. Keep in mind that there are many\u00a0other options out there on the market. More and more properties will be\u00a0put on the market in the coming weeks.<\/p>\n<p>If you&#8217;ve never put in an offer on a house your real estate broker hopefully will help\u00a0you out. With your inspection completed, you may also be able to<br \/>\nrenegotiate that offer price. Don&#8217;t be afraid to request a final walk-through<br \/>\nbefore closing at the notary. Ensure that the property is in the\u00a0same condition that you saw when you made your initial offer.<\/p>\n<p><strong>Closing &amp; occupancy (aka act of sale or notary).<\/strong><br \/>\nA week or two prior to the closing date on the property your notary\u00a0will call you to book your appointment and give a checklist of things\u00a0to bring with you (photo ID, certificate of location and proof of\u00a0property insurance). Some notaries host one meeting for the title and\u00a0the hypothecary loan, while most will split them up into two separate\u00a0meetings.<\/p>\n<p>Overall Nathalie Rodriquez&#8217;s article is\u00a0useful for first-time buyers. Some of the article is confusing as she\u00a0flips between US and Ontario-relevant content. Having said that I like\u00a0that she distinguishes between going with a bank or mortgage broker. I\u00a0disagree with her point that through a mortgage broker banks won&#8217;t be as\u00a0willing to overlook credit issues. Lastly, I completely disagree with\u00a0her that through a mortgage broker mortgage terms can be &#8220;riskier.&#8221; As a\u00a0mortgage broker, I look out for my client&#8217;s interests now but also help\u00a0them plan for the future.
