\nseeker to home buyer can be challenging – unless you have a well-defined plan and <\/span><\/span>
\nguidance from the right professionals. <\/span>As a mortgage broker, here’s how I will help <\/span><\/span>
\nyou reach your objective:<\/span><\/span><\/p>\n

STEP 1 GETTING TO KNOW YOU<\/span><\/span><\/strong>
\n In the discovery phase, we will discuss your situation, the essentials <\/span><\/span>
\nand \u201cnice to haves\u201d you’d like in your new home, and how long you <\/span><\/span>
\nplan to live there. <\/span>Based on your desired move-in date, we’ll work out <\/span><\/span>
\na timetable for your home-buying process.<\/span><\/span><\/p>\n

STEP 2 BUILDING A BUDGET<\/span><\/span><\/strong>
\n I’ll help you create a monthly budget and then calculate a down <\/span><\/span>
\npayment and mortgage payments that fit into it. <\/span>Together, we’ll also <\/span><\/span>
\nwork through a financial check-up that considers how changes in <\/span><\/span>
\nincome and expenses could affect your plan.<\/span><\/span><\/p>\n

STEP 3 CUSTOMIZING THE SOLUTION<\/span><\/span><\/strong>
\n There are many different types of mortgages, and it’s important to <\/span><\/span>
\nselect one that matches your current needs and preferences. <\/span>I will ask <\/span><\/span>
\nyou a series of questions that should help to reveal your priorities.<\/span><\/span><\/p>\n

STEP 4 TESTING SCENARIOS<\/span><\/span><\/strong>
\n Together, we’ll try out different mortgage scenarios, and I’ll show you <\/span><\/span>
\nhow changes in income, property taxes, condo fees, loans and other <\/span><\/span>
\nvariables affect your maximum mortgage amount and mortgage <\/span><\/span>
\npayments. <\/span>My goal is to make sure you can comfortably afford your <\/span><\/span>
\nmortgage.<\/span><\/span><\/p>\n

STEP 5 ARRANGING PRE-APPROVAL<\/span><\/span><\/strong>
\n It\u2019s a good idea to get pre-approval for a mortgage before you find your <\/span><\/span>
\ndream home and make an offer – that way, you can be confident that <\/span><\/span>
\nfinancing is available. <\/span>I’ll walk you through the paperwork and guide <\/span><\/span>
\nyou towards the most suitable lender.<\/span><\/span><\/p>\n

STEP 6 YEARSWERING YOUR QUESTIONS<\/span><\/span><\/strong>
\n Now it’s time to get serious with a Realtor and view properties that fit <\/span><\/span>
\nyour price range. <\/span>If you have any questions along the way, be sure to <\/span><\/span>
\ngive me a call.<\/span><\/span><\/p>\n

STEP 7 SEALING THE DEAL<\/span><\/span><\/strong>
\n I’ll work closely with your Realtor & Notary to make sure everything <\/span><\/span>
\nis in place for the closing. <\/span>That’s the day you pay your down payment <\/span><\/span>
\nand get the keys to your new home.<\/span><\/span><\/p>\n

STEP 8 IT’S TIME TO MOVE IN! <\/span><\/span><\/strong>
\nFrom start to finish, the plan we develop together will see you through <\/span><\/span>
\nthe home-buying process. <\/span>Even after you’ve settled into your dream <\/span><\/span>
\nhome, we’ll periodically review your current situation to determine if <\/span><\/span>
\nwe need to make any alterations to your original mortgage plan<\/span><\/span><\/p>\n
