{"id":38149,"date":"2019-01-04T10:25:34","date_gmt":"2019-01-04T15:25:34","guid":{"rendered":"https:\/\/www.northeastmortgages.ca\/?p=38149"},"modified":"2021-02-06T01:36:48","modified_gmt":"2021-02-06T00:36:48","slug":"2018-real-estate-show-episode-of-the-year-mayor-alan-desousa","status":"publish","type":"post","link":"https:\/\/www.nordest.ca\/blogue\/en\/2018-real-estate-show-episode-of-the-year-mayor-alan-desousa\/","title":{"rendered":"2018 Real Estate Show Episode of the Year: Mayor Alan DeSousa"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Watch Terry Kilakos&#8217;s conversation with <\/span><\/span><a href=\"http:\/\/Ehttps:\/\/youtu.be\/ywjE12tIzJg\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Mayor Alan DeSousa here<\/span><\/span><\/a><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> . <\/span><span style=\"vertical-align: inherit;\">They talk about infrastructure, the future of the City of Montreal, some of the former accountant&#8217;s philosophy for budgeting and some tips from Terry. <\/span><span style=\"vertical-align: inherit;\">You can also listen to the episode <\/span><\/span><\/span><\/i><a href=\"https:\/\/soundcloud.com\/terry-kilakos\/cjads-the-real-estate-show-jan-21-2018-alan-desousa-discussing-new-city-budget\"><i><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">on Soundcloud.<\/span><\/span><\/span><\/i><\/a><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">As the New Year begins, we wanted to look back at our favorite episode of CJAD 800 &#8216;s <\/span><\/span><\/span><a href=\"http:\/\/www.iheartradio.ca\/cjad\/shows\/the-real-estate-show-1.2327544\"><i><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">The Real Estate Show<\/span><\/span><\/span><\/i><\/a><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> for 2018.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">It happened early in the year but for us the best hour of radio was the sit-down interview with Saint-Laurent borough Mayor Alan DeSousa, who came to the studio to talk about the new city budget and take some of your questions.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">DeSousa was first elected to council in 1990, is a former vice-president at BioChem Pharma and was named a fellow with the Quebec Order of Chartered Accountants.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">It was a year that featured a remarkable budget, as for the first time in years, property taxes increased by more than inflation.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">\u201cWell, let&#8217;s just say this one took everyone by surprise,\u201d said DeSousa, who is affiliated with the opposition Ensemble Montreal party. <\/span><span style=\"vertical-align: inherit;\">\u201cEveryone was expecting the rates of increase on taxes overall to be on the inflation rate.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">It&#8217;s not something that should be taken lightly, he said, even if it may not have some of the flash of federal or provincial budgets.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">\u201cI don&#8217;t think you can minimize city taxes because some people are often leveraged to the hilt; <\/span><span style=\"vertical-align: inherit;\">the main asset that they own is often their home. <\/span><span style=\"vertical-align: inherit;\">They&#8217;re struggling to earn a living, and the extra money they&#8217;re earning is slowly being eaten away by increasing interest rates, the cost of living and now municipal taxes, \u201dthe borough mayor said. <\/span><span style=\"vertical-align: inherit;\">\u201cSo it does fall hard on some people, particularly people who are struggling to make their mortgage payments.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">As North East Mortgages president Terry Kilakos said on the show, the bump in the tax rate is just one facet of the increase. <\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">\u201cYou&#8217;ve got to keep in mind also, when you look at this, what we&#8217;re talking about is the &#8216;mill rate&#8217; that&#8217;s actually being increased. <\/span><span style=\"vertical-align: inherit;\">Besides that, you&#8217;re actually going to have the value of the properties going up, and the minute that happens, now all of a sudden taxes are going to go up that much more. \u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Kilakos said the increase in tax rates has more than just an effect on the bottom line of the tax bill when it drops in your mailbox.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">\u201cWhen you have these rates jumping up right now, so the average home I think is\u2026 looking at about $ 100 to $ 120, on average, that taxes are going to be going up, Kilakos said. <\/span><span style=\"vertical-align: inherit;\">\u201cThat, combined with higher stress tests, is going to end up affecting a lot of people and people&#8217;s borrowing power in Montreal will be going down.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"text-decoration: underline;\"><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">info@nordest.ca<\/span><\/span><\/span><\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Watch Terry Kilakos&#8217;s conversation with Mayor Alan DeSousa here .
