{"id":38208,"date":"2019-02-27T10:26:24","date_gmt":"2019-02-27T15:26:24","guid":{"rendered":"https:\/\/www.northeastmortgages.ca\/?p=38208"},"modified":"2021-02-06T01:31:21","modified_gmt":"2021-02-06T00:31:21","slug":"montrealers-be-prepared-you-may-pay-more-municipal-taxes-than-you-think","status":"publish","type":"post","link":"https:\/\/www.nordest.ca\/blogue\/en\/montrealers-be-prepared-you-may-pay-more-municipal-taxes-than-you-think\/","title":{"rendered":"Montrealers, be prepared: You may pay more municipal taxes than you think"},"content":{"rendered":"<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">As its municipal government raised property tax rates in their latest budget, the City of Montreal is set to receive a larger than expected windfall of property revenue in the coming years.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">How? <\/span><span style=\"vertical-align: inherit;\">Property value assessments.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Later this year, homeowners across the island will receive a new property value assessment that will be the baseline for what the city thinks your home is worth. <\/span><span style=\"vertical-align: inherit;\">It&#8217;s this number that&#8217;s multiplied by the property tax rate \u2014 called the \u201cmill rate\u201d \u2014that gives the city the total on your bill. <\/span><span style=\"vertical-align: inherit;\">It was the mill rate that went up recently.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">The problem for many residents is the city hasn&#8217;t updated its assessments in several years, and North East Mortgages President Terry Kilakos expects the assessments delivered later this year to show a significant increase in value.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Kilakos said the time is now to start planning ahead so you aren&#8217;t sandbagged by a bigger-than-expected tax bill when the next assessments come through. <\/span><span style=\"vertical-align: inherit;\">Keep a close eye on the new assessment when it does arrive, as you may be able to fight it.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">\u201cThere will be a new amount when the new values \u200b\u200bof properties comes out; <\/span><span style=\"vertical-align: inherit;\">you need to pay close attention to that. <\/span><span style=\"vertical-align: inherit;\">And if that amount you&#8217;re being taxed on makes sense, keep it, \u201dKilakos said. <\/span><span style=\"vertical-align: inherit;\">\u201cBut if you feel that the city&#8217;s unfairly taxing you, then you need to contest the value.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">There&#8217;s a formal process for contesting the value of a property, and you can find more information about how to contest a valuation &#8211;
