The buying process

  • 1 - Pre-approval to determine your buying power

    This is the first and one of the most crucial steps of the buying process. Knowing your budget and mortgage payments in advance prevents you from finding your dream home only to later realize that you can’t afford it.     Once your budget is established, you’re ready for your personalized buyer’s consultation.

    Every buyer is unique and their purchase criteria will differ depending on their stage in life.

    In this meeting, you will establish the most important criteria of your property search including the type of property, the neighborhood, and the distance to services important to you.

  • 3 - Property Search:

    This is probably the most exciting step for the buyer as you’re officially looking for your perfect home.

    Once you have established what you need and want in a home, it will be much easier to identify if the home you are visiting is in line with your goals. This will make the process easier and less stressful.

  • 4 - Negotiation of Offer:

    Found the perfect home? You are now ready to prepare and present an offer. Your experienced agent will advise you on how to make the best offer based on the latest market statistics and comparative market analysis, set out the conditions and delays for your offer and help you get the BEST price for your home!

  • 5 - Inspection:

    The inspection is a vital part of the buying process. The inspector will do a walk through of the house and identify any “defects” with the structure or major systems of the property, general maintenance and immediate and future renovations the buyers must foresee.

    Your real estate broker will put things in perspective and will use any serious findings during negotiations.

  • 6 - Notary:

    Now that all conditions have been met, the buyers and sellers are ready to conclude and formalize the sale at the notary’s office. The notary will go through all the documents in detail (title searches, municipal and school taxes) and prepare the disbursements, closing costs and adjustments. Once the deed of sale is signed, this means the actual ownership has been transferred.
